The BREED Business Centre (BBC) has been providing office accommodation for start-up and small businesses for over 24 years.
BBC is a business incubator that targets new, home based and start-up small businesses, rather than the higher end or established business markets.
Market research shows that new start-up businesses require support with services such as inbound telephone calls, administrative tasks, diary management, professional office premises and day-to-day business needs. Many small businesses are not in a financial position to hire a staff member.
Outsourcing a few key tasks in the first instance is both cost effective and comfortable for them. Having a professional supportive team behind them, and knowing they are reliable is important to businesses.
The BBC has assisted over 150 local businesses; these businesses have grown to employ approximately 360 people and have contributed $5.8 million to the local economy with 96 per cent of tenants still in business after starting out at the BBC.
The Centre has a range of serviced offices, meeting and training rooms and virtual office options.
The BREED Business Centre has a variety of offices available, ranging from offices suitable for one person to large offices that can accommodate four people. Prices also vary according to size and facilities i.e. air conditioning.
One of the major benefits of basing your business at the BREED Business Centre is that it is affordable and flexible. We can tailor an option that suits your budget, including virtual and phone answering options. There are no long-term obligations and no bonds. Occupancy is ‘licensed’ on an easy-in, easy-out basis and you can leave with just 30 days’ notice without penalty.

Meeting and Training Rooms
We offer meeting and training room facilities in various sizes that can seat between 2 – 60 people depending on configuration. We provide you with access to our day office, board room, meeting and training rooms (subject to availability). Equipment available includes: TV/screen, Wi-Fi, whiteboard, flip chart, data projector and teleconference facilities with access to ample free parking for you and your clients.

A Virtual Office at BBC provides your business with a unique phone number, address, post office box and other business services, without having an actual physical office in the Centre.

What is included in my office rent?
Items included are office furniture, telephone answering service, reception services, meeting room hire, mail and courier receipt and despatch, office cleaning, and free parking. We will provide you with 24/7 access, with an after-hours key code entry, in-house security system and security patrols. Your business will be promoted in the BREED Business Centre web site.
What are your lease terms?
Leases can be arranged to suit your needs; Occupancy is on a flexible ‘licensed’ basis that has been developed to provide an easy in easy out situation. This reduces any legal fees and the risk of being locked into a long term lease.
What are the initial setup costs that I will incur?
There is a one-off non-refundable establishment fee for tenants, payable prior to occupation of the licensed area of $520.00 which covers the cost of security, IT&T, programming, and signage.
What are the advantages of leasing a serviced office in the Business Centre?
Low start-up costs, flexible leases, low monthly overheads.
How are my telephone calls handled and how do I receive my messages?
Your calls are professionally answered in your company name. Your messages will be transferred and an email sent advising of the details of your call.
What access and security is available in the building?
We will provide you with 24/7 access, with an after-hours key code entry, in-house security system and security patrols as well as video surveillance cameras located throughout the building.
What other services does BREED Business Centre provide?
University and TAFE Facilities:
Because we are part of the Nirimba Education Precinct, you will also have access to Library, two cafeterias, ATM’s, recreation facilities including pool, and educational and training courses. Refer to www.nirimba.nsw.edu.au
The Precinct also has its own Child Care Centre. If you are a parent with young children, this does take a load off your mind.
Kitchen and Catering:
There are small kitchenettes on each of the upper floors and a large full kitchen on the ground floor. We can organise catering for you or we can recommend some of the local caterers.
Business Support, Development and Networking:
BREED has memberships with some of the leading Sydney and Western Sydney Chambers and Associations and can provide you with guidance as to where best to network as well as introductions at events. There are also regular events at the BBC where tenants can meet and exchange ideas and discuss issues. BBC can also provide advisory services, professional mentors, marketing, and accounting.
